When searching for the right lots to build homes on, the team at Kanopy wanted to ensure that these locations were going to be affordable in the long term for their buyers. Our most recent data from 2025/26 shows that North Port’s average cost of living is 2-5% below the national average, while Cape Coral ranks among the top 10 most affordable coastal cities to live in Florida based on housing to income ratios. Although the state of Florida’s average cost of living is higher than the average of the US, Port Charlotte is favorably below both Florida & the United States’ average costs of living.
For young families moving to Southwest Florida, we also recognize the importance of education. North Port is part of the Sarasota County School District which maintains a graduation rate above 90% consistently outperforming Florida averages. Cape Coral is part of the Lee County School District which is the 9th largest district in Florida. Port Charlotte falls under the Charlotte County school district which has one of Florida’s top-ranked elementary & middle school programs.
One of the biggest draws to Southwest Florida is the weather. Although some consider the summers long, hot, and wet; the clear, comfortable winters make up for any discomforts the summer months may bring.
Traveling in and out of this region by air is a breeze thanks to the Southwest Florida International Airport (RSW) located in Fort Myers - (1 hr drive to North Port, 33 min drive to Cape Coral, 47 min drive to Port Charlotte). The Punta Gorda Airport is the other commercial airport in the area with shorter commutes - (33 min drive to North Port, 49 min drive to Cape Coral, 18 min drive to Port Charlotte).
Sarasota County (associated with North Port) is home to Sarasota Memorial Hospital which is ranked among the world’s best hospitals. Lee and Charlotte County (associated with Cape Coral and Port Charlotte, respectively) are each home to 6 hospitals and other health facilities and Charlotte County ranks in the top 30-35% nationally for healthcare access per capita.
